Period flat with character to make your own: 2.5 rooms near Schönbrunn

1140 Wien, Onno-Klopp-Gasse

Description

Built in 1905 · 2.5 rooms on the raised ground floor · herringbone parquet, double doors and tiled corner stove · ready for a renovation to your own taste

A bronze plaque at the entrance recalls it: the building was damaged during the war and restored in 1954/55. For this flat, the rent commission stipulated in 1953 that it was to remain unchanged during the reconstruction. The herringbone parquet, the white panelled and double doors and the room sequence of a period building have been preserved.

The building
A period building with a well-kept staircase: chequered floor, curved stone stairs and double wooden doors with fanlight at the entrance. The flat is on the raised ground floor; there is no lift.

What is already in place

  • Windows from approx. 2008, double-glazed
  • Tiled corner stove with heating insert, according to the owner inspected by a stove builder and in use
  • Gas boiler for heating, separate gas instantaneous water heater for hot water

Walk-through
Raised ground floor · usable floor area to follow after the building plan inspection · small carpet-beating balcony facing the courtyard
The hallway with herringbone parquet leads to the living room with two tall windows facing the street. A double door connects it to the bedroom. The kitchen has its own window and leads on to the small room with a window to the courtyard. Bathroom with tub and WC are separate. At the end of the hallway, a glazed door opens onto a small carpet-beating balcony (Klopfbalkon) facing the courtyard.

Character
Herringbone parquet, white double doors and a tiled corner stove in the living room: the flat bears the hallmarks of its era and can be brought up to date with new surfaces.

What it could become

  • Kitchen-living room: combine the kitchen and the adjoining small room into one open space.
  • Central access: according to the owner, two former jib doors to the bathroom and the kitchen lie behind a wardrobe. Through them, the rooms could be reached independently from the hallway.

All variants are non-binding ideas. Their implementation requires a structural and technical assessment, the consent of the owners' association and, where applicable, official approval; no assurance of approvability is given.

Who this flat is made for
For anyone who would rather shape their period flat themselves than buy it finished: the substance – parquet, double doors, tiled stove and newer windows – is there, and layout, bathroom, kitchen and building services can be shaped to your own ideas.
