A corner building where the city wall once stood
Where Gonzagagasse runs today, the curtain wall of Vienna's city fortifications stood until the 19th century. After it was demolished, the street was opened in 1861 and named after Annibale Prince Gonzaga. With the expansion of the city, the textile trade settled here – the quarter between Rudolfsplatz and Franz-Josefs-Kai.
The corner building dates from 1963: nine storeys, 50 apartments, two staircases. On the corner of the façade are the stone reliefs by Ernst Wenzelis on the theme of cloth making. When the building was thermally refurbished in 2015 and 2016, the building authority's decision expressly stated that this artwork was to remain in place and visible. The façade, the roof, the basement ceiling and the top floor ceiling were insulated, and the windows were replaced.
The hard work has already been done
The apartment was remodelled and fully refurbished. The building notification was filed in May 2021 and completion was reported in June 2025; the building authority closed the procedure on 30 June 2025. What was created in the process:
- Windows replaced: timber-aluminium in white, triple glazing, Uw 0.87 W/m²K, sound insulation 32 dB
- Bathroom and WC completely rebuilt, floors sealed with a 15 cm upstand, extraction above roof level
- The old partition between the two street-facing rooms was removed and replaced by a new stud wall with thermal and acoustic insulation
- Underfloor heating throughout, heat and hot water from a gas condensing combi boiler
- Parquet in the eat-in kitchen, the room, the sleeping room and the hall, tiles in bathroom and WC
- Air conditioning; the outdoor unit is concealed above the built-in wall unit, and the pipework for a later outdoor installation is already in place
The tour
The lift stops right next to the apartment door – on the first floor that is only a few steps, but with shopping bags or a pram it counts. The 8.70 m² hall is wide enough for wardrobe and storage and opens onto all rooms.
The heart of the apartment is the 31.44 m² eat-in kitchen. Five windows line up side by side, the front faces east-southeast: morning and late-morning sun, and soft, calm light in the afternoon. Kitchen units, dining area and living area are in one room yet remain clearly separate, because the room has the length for it.
The two quiet rooms face the courtyard: the room with 13.43 m², bright thanks to two windows, and the sleeping room with 7.22 m². The bathroom measures 5.85 m² and holds shower, washstand, WC and the washing machine connection; the 1.47 m² WC has its own door. Ceiling height is 2.60 m throughout, 2.45 m beneath the beam.

Good to know
The energy performance certificate covers the entire building and was issued after the thermal refurbishment. Heating is provided by the apartment's own gas boiler; there is no central system and no heating settlement through the property management. The address lies within the core zone of the UNESCO World Heritage Site and within a protection zone of the City of Vienna. The same applies to the air conditioning: its outdoor unit is currently concealed above the built-in wall unit indoors, and the pipework for a unit on the façade is already in place. Whether an outdoor installation will be approved has to be examined case by case and cannot be guaranteed.
Who this apartment is made for
For anyone who wants to live in the Innere Stadt without taking on a renovation project: windows, bathroom, WC, floors and heating have been done, the building has been thermally refurbished, and the official procedures are closed. Anyone who likes to cook and have guests gets a room in the eat-in kitchen that carries both. Anyone working from home will find the quiet side towards the courtyard.
