Fully renovated and open-plan: 3 rooms with glazed loggia in Währing, Vienna
Description
Open-plan kitchen-living room of approx. 29 m², glazed loggia facing north-east, fully renovated in 2026
One of the oldest streets in Währing
Until 1894 Gentzgasse was still called Herrengasse. It was then named after Friedrich Gentz, secretary of the Congress of Vienna, who had his summer residence close by on Währinger Straße and died there in 1832. The building stands on the land of the former wine-growing village of Weinhaus, first documented in 1349. Its old seal, showing two men carrying a large bunch of grapes, became part of the Währing district coat of arms in 1904.
The building
The residential complex was built in 1972: two staircases, 126 apartments, passenger lifts, laundry room, bicycle room and a communal garden in the courtyard that all owners can use. Heating and hot water are supplied centrally for the whole building. As of 31.12.2025 the owners' association has built up a reserve fund of EUR 568,228.06.
The hard work has already been done
The apartment was converted in 2026. The building authority (MA 37) confirmed the project as permissible in May 2026, and completion was notified in October 2026 together with the site manager's declaration that the works were carried out in accordance with the building notification. What has changed:
- The wall between the room and the kitchen has been removed, creating an open-plan kitchen-living room of approx. 29 m².
- The former kitchen door to the hallway has been closed, so the kitchen area is now fully part of the living space.
- The bathroom has a walk-in shower and a double washbasin.
- Parquet in the kitchen-living room, rooms, hallway, corridor and loggia; tiles in the bathroom, WC and walk-in wardrobe.
The loggia has been glazed with a window element since 2007, approved by the building authority at the time.
A walk through the apartment
From the hallway of 6.14 m² you turn right into the kitchen-living room, the largest room in the apartment: approx. 21.91 m² of living area and 7.45 m² of kitchen area, with space for an L-shaped kitchen and a dining table for guests. A wide window element with a door leads to the glazed loggia of approx. 4.69 m² with a view over Gentzgasse, a sheltered spot for plants, a reading chair or breakfast, even on cooler days.
To the left of the hallway, a corridor leads to the bedroom area. Here you find the bathroom with walk-in shower and double washbasin, the separate WC with hand basin and the two rooms of 15.45 m² and 9.57 m². The larger room has its own walk-in wardrobe of 3.09 m², which also houses the washing machine connection.
The kitchen-living room, loggia and both rooms lie side by side along the north-east façade. The sun comes in during the morning, and the light stays even throughout the day. Room sizes according to the building notification plan.

Good to know
The apartment faces Gentzgasse, served by tram lines 40 and 41: quick connections into the city, but a lively street outside the windows. The windows are soundproof windows. The L-shaped kitchen shown in the floor plan is a furnishing suggestion; the kitchen area can be planned to your own ideas.
Who this apartment is made for
For anyone who wants to settle in Währing without taking on a renovation: the layout has been opened up, the bathroom is new, and the official procedures are complete. If you love to cook and entertain, the kitchen-living room gives you a space for both. If you work from home or have children, the two separate rooms offer enough privacy.
Documents and viewing
Land register extract, condominium agreement, usable value assessment, building notification plan with completion notice, energy performance certificate as well as the 2025 statement and the current service charge statement from the property management are available and will be sent after a short pre-qualification. We prefer to arrange viewings in the morning, when the morning sun is in the kitchen-living room, although we will of course adapt to the needs of interested parties.

Weinhaus and Gersthof were independent villages until they became part of Vienna in 1892. Today their established residential streets link Aumannplatz with the slopes of the Schafberg. Gentzgasse is one of the oldest streets in Währing; the Weinhaus parish church is just a few steps from the building.
